Gracing Ventures builds and operates the asset register, preventive maintenance programme and compliance trail behind commercial and critical facilities — engineer-led, standards-aligned, live from day one.
Not a maintenance crisis. A blind spot — expensive in ways no line item shows.
Equipment gets serviced after it fails — the most expensive time to fix anything.
An inspector or insurer asks for records. "We think we did that" isn't an answer.
No register, no audit trail — nobody knows what was serviced, or to what standard.
One engagement: Facility Asset Management. Everything else is how it deepens as you scale — not a separate product.
No cost, no obligation — a real walkthrough of your facility, followed by a short written list of exactly what we found: undocumented assets, missed inspections, anything at risk. Yours to keep, whether you move forward or not.
Guideline-aligned asset register. Preventive maintenance. Role-based accountability. Cost visibility. Live from day one.
Need BIM modelling or clash detection outside a FAM engagement? Ask separately.
Our own proving ground — a 17-floor commercial tower, running on the full Gracing Ventures system before it ever went to a client.
No centralized register before. Now every asset has a guideline-aligned record, an ISO/NFPA/ASHRAE checklist, and a live compliance trail.
BIM practice launch project — full MEP coordination, 3D model, clash detection, material takeoff.
An engineering practice built around the part of a building's life most engineers walk away from.
Gracing Ventures is a Tanzanian facility asset management practice serving commercial and critical facilities from Dar es Salaam. The firm is led by Grace Sambali, a registered Electrical Engineer (PEng-T) with six years coordinating MEP systems through BIM for EPC contractors and property owners across the country.
Most engineering ends at handover. We extend the same discipline — standards, documentation, cross-discipline coordination — into a building's entire working life, and we remain accountable for it.
